Developer and Builder
As the designation suggests, A builder builds and a developer develops. That is, a developer grasps tender land, acquire the necessary permits, produce building lots, and lay the foundation for the sewers, the water, and electric lines, the streets, and curbs. Then the role of the builder comes to erect the house.
A builder and a developer can
be the same thing. But there is a huge difference between the task of building
and developing. and in today's world, many of the sweeping housing companies
buy "finished" lots, or "pads," from someone else.
"In the old days,
everybody was a vertical builder," says Ralph Grebow of the Atlantic
Companies, land acquisition and development firm based in Iselin, N.J.
"They did everything.
They bought the land, obtained the approvals, put in the improvements, and did
the building and selling themselves.
"Today, builders want to
be manufacturers," Grebow continues. "It's what they do best. And
they want to employ all the principles of just-in-time inventories. That means
owning the lots for as short a period as possible."
To become a developer, A
builder might have to carry land in his books for years as it usually takes
longer to win practically any jurisdiction's blessings to move forward.

Fichtner of Empire Land, which controls nearly 13,000 building lots in Northern
California, calls an "11th-hour delivery system," builders are not
supposed to buy lots unless they have signed contacts.
Different Types of Builders
Another facet of the housing
business is the difference between different kinds of builders. There are
"production" builders and "custom" builders, and there are
"semi-custom" builders and "volume" builders.
Those who build lots of
houses are production builders and those guys who build thousands of houses in
multiple locations are volume builders.
Semi-custom builders are
allowed a buyer to play with a standard plan to their heart's content.
whereas a true custom builder
builds only a unique type of house that will not be replicated.
Though a semi-custom house
ends up being unique and different, its initiation is the same, whereas a
custom is unique since starting.

Contractors
There are remodelers and home
improvement contractors as well, Home improvement contractors handle a single
thing such as roof or floor, whereas remodelers handle big projects.
Building Inspectors
and Home Inspectors
There is also a difference
between "building inspectors" and "home inspectors."
Building inspectors work
under the local administration and their job is to make sure that the
construction is up to code. Home inspectors are hired by buyers to analyze the
property they are purchasing.
